135-140 points is very good, but be sure you are counting things right. You only get to count relationship points if you apply for a 138 or 139 subclbutt visa, which are the Australian Sponsored visa clbuttes. Also, having more than the required level of points does not increase your chances of approval. You could have 150 points and you would be no more likely to get in that someone who just gets 120. The Australia Sponsored visa clbuttes also have different points requirements - the 138 requires only 110 points, and the 139 is actually not points tested at all, you just need to meet the basic requirements.
Also, note that if you are thinking of applying for a sponsored visa that you will need to line up both a sponsor and an butturer. The butturer will need to meet specific income requirements for the last 2 years to qualify. Many people get tripped up on the butturer side when the time comes, so be wary.
I would also suggest you print out and read carefully Booklet 6 from the DIMIA web site (www.immi.gov.au) which is the Send Migration handbook. All the details you need are in there or on the DIMIA site.
